Why you should Stay away from nestaway

 

Story shared by a fellow tenant who faced the issues as explained below:

Just of issues: false deductions,poor customer service, untrained staff,no resolution to the issues ,bad properties etc..

I use a number of startup service-based apps that make my life comfortable in Bangalore. I have been trying out different apps and have always been open to trying out new ones. My experience with most of the companies have been great and have made life considerably easier.

Everything has been great then I came across Nestaway. a rent technology startup provides a reasonable deposit and rent for availing homes without the involvement of brokers and interference of house owners.

The Tag line of the company is the following

Nestaway.com offers houses without brokers on rent, which is only one among many seemingly cool things — sensible deposit amounts, fair monthly rent, basic utilities (water, electricity, etc.) amenities (WiFi, housekeeping, etc.) and most of all Homes that Don’t Discriminate.

Don’t fall for it. I repeat Don’t fall for it!

I will never rent a home again with Nestaway — Neither should you

Nestaway spent a lot of money on marketing and advertisements. Almost nothing money on the ground team like hiring professional management graduates.

In the previous property I stayed in (House ID 32558), the Property manager was a Nepali, the former security of the same building, who can’t even speak proper English. He stayed in the same building next to security downstairs. (Seriously) Can’t they hire college graduates?

At the core of the problem with nest away (among many others) is its Customer care. The customer service team, speak well over the phone then close the ticket with some helpless template. There is always a standard reply for every issue they are: Talk to the property manager & figure out or move to another property. We are not responsible for it.

Nestaway property & zonal managers are not accountable to customer care, Meanwhile, the customer care doesn’t trust their tenants. When we raise a request, they respond by saying Talk to the property manager or worst we got an update from our team saying that issue is not there.

The Nestaway customer care is run by people who have no role other than refunding failed transactions and copy-pasting templates. I will highlight a few dumb instances of their response.

The property is not the same as the photos. It’s extremely different. (House ID 32558)

Customer care: if the property is not the same as photos, you can move into another property. For waiving off onboarding and offboarding charges manager has to certify if he doesn’t we don’t care.

2) There is no sink in the kitchen, which was mentioned in the photos

Talk to the property manager, he will inform the owner to do it if the owner doesn’t. You can move to another property again For waiving off onboarding and offboarding charges manager has to certify if he doesn’t we don’t care.

3) Theft keep happening. It had happened in House ID 32558. I want to move on to another property.

customer care: we apologize that’s the only thing we can do. You can move onto another property or not we don’t care we won’t give free transfer.

The security lady said that I don’t have night duty so I don’t know who comes in at night. During the night someone will budge in rape/murder security will say the same so do Nestaway customer care.

4) I was charged for cleaning the kitchen and fridge in the shared kitchen.

The customer care property manager and the team said it’s not shared we don’t care what you say. Talk to them and figure out. Same fridge from which Nestaway and staff used to steal our coke and ice cream.

5) After taking transfer, Painting is not done, TV is missing, DTH is not there

Customer care: We have asked the team to look into it.

30 days past they are still saying please give us more time.

For instance, let's look at the service request concept. One of the major issues I faced in the house was that the water supply literally stopped working every day I moved in. The lift wasn't working so people on the 5th floor had a hard time going out and in. (House ID 32558)

At one point, the nest away Zonal Manager Anil of previous property threatened me over the phone, saying that I should stop posting online and he wants to know where I am, implying that he wants to send someone over to abuse me in person. So, when I called customer service and told them that, I am considering going to the police station, there response was we apologize.

To make things worse, they use a collection of ‘property managers’. Every property manager I have met (and I met quiet a few has 3 property managers went out of contact in the 60 days I was with Nestaway) has the following common features

Young and InExperienced

Zero Training

Non-Gradutes & Uneducated (House ID 32558 manager was security guard turned manager)

No accountability

Maximize sales, Zero regards to maintenance of existing tenants

I honestly cannot recommend anybody to use Nestaway as their home rental partner. Perhaps if you are single & in college, and you are looking for a quick accommodation to party and score weed, yes, go for it. (Property manager will turn blind eye, just give him some as people did in House ID 32558)

Shifting to another Nestaway (After frequent thefts)

I was slapped with random charges and unnecessary charges that I had already come to expect of Nestaway. There were painting charges, damage charges, missing wifi router charges (which I am sure I left it there) on top of the usual move-out charges. They even charged me over Rs 2500 for kitchen and fridge cleaning. I raised a ticket but customer care said that we got an update from the team you took full house so you have to pay, it’s the same as the agreement, even after showing proof they refused to believe that the kitchen was shared by 4 rooms. (they don’t trust tenants) I have experienced less hassle in a government office than this.

Nestaway started with the promise of hassle free-living, but they became the biggest hassle for me; its started with gradual degradation of service ranging from delays to outright removal of necessary infrastructure to help with the issues they were contractually obligated to solve; they also slap random charges and when confronted claim that the system issued it and I had to follow up and help them co-ordinate to get even the most trivial issues solved.

TENANT ISSUES :HOW & WHEN TO PROCEED LEGALLY.



The following are the MOST FREQUENT queries about
 various issues tenants face and what needs to be done, should you go legally or not.

FAQs answered by Adv Abhimanyu Singh ( practicing at high court, Karnataka)

1- How to get back deposit from localities / senior citizen owners. They create max problem:
ANSWER: after talking if they are not replying send a legal notice to them because they take things very lightly here
2- contract doesn't specify replacement or doesn't mention have to stay 11 months but if the tenant leave staying lesser than a month then owners deduct 1-month rent from the deposit:
ANSWER: yes as per the agreement if you signed it and staying at the property even for 15 days they will deduct the rent as per the agreement. Unless the landlord is good
3- many times in spite of giving notice earlier owner denies it and still deduct notice period rent:
ANSWER: kindly explain this point. As I understood I will tell you that if you're paying postpaid rent then he has the liberty to deduct the rent as you won't be paying it from your side.
4- owner imposes arbitrary charges of deep cleaning, and all other fictitious charges and inflate the charges. Painting charges are being quoted too high many times. If the owner agrees to get the house painted through the tenant then they come up that the tenant must paint doors, windows, railing, and everything which was never down earlier while availing tenancy.
ANSWER: Suggest to get this written in agreement as taking precaution for our right as sometimes landlord put a clause of maintenance of everything in the house. So better read the agreement before signing the rent agreement in a hurry.
5- many times owners do not want to renew the contract after 11 months citing that once done it will remain valid. Is it mandatory to renew the contract in order to be protected? Guessing yes, what is the remedy if the owner denies it: 
ANSWER: 
There are two ways in this
If he says let the rent agreement be continued as it is get him written on a paper with his signature on a documented paper or in the mail.
Or
They can ask them to renew the agreement so as to protect their right. By going to any notary or advocate and renew it and get it signed.
6- owner doesn't share the pan card even though initially agreed upon after availing the house. Complaining to IT needs pan card of the owner, how to handle such situation
ANSWER: If the amount is huge ask to provide pan no in the agreement itself as it is sensitive information.
7- what should be the ideal stamp value of the agreement in order to be protected.
ANSWER: *stamp value 100-200 stamp value is good.
8- what are the procedures or SOP when the owner denies giving the deposit back?
ANSWER: Request-Request again- tell will take legal action-file complaint in police or send notice
9- if deposits more than 3 months are not valid as per law, then if tenants have paid deposits more than 3 months will the agreement will be valid
ANSWER: it will be as you have agreed to the terms and conditions. Or else they have to tell the landlord that they will pay only 3 months' deposit.
10- owner staying in a different city within India, and thus delay paying back. What are the remedies available to the tenant?
ANSWER: Request-Request again- tell will take legal action- send a notice as they are residing in a different city and can initiate a case against them
11- civil cases continue for years without much penalty, which owners take advantage of, how to handle it?
ANSWER: It's a say if you want something sweet you got to stay for a while, so it does take 1-2 years max as the matter is as per landlord-tenant act and normal crimes.

How a tenant got his 2 lakhs deposit money back

A tenant used the help from Facebook group list of worst and best landlords which is a tenant community to protect tenants from the defaults of the owners /agents/brokers.

Finally got my 1.5 l deposit back after multiple calls, threats, and notices. thankful to the admins of the List of worst and best landlords-Bangalore who had helped me to teach a lesson to my owner who tried his best to get away with my deposit.

 Yes, it's possible to get back our money back from those leeches who think that they can just take away a deposit which is for security purposes with some random shit.

Most of the owners think that the security deposit is free money that they can just use for their personal purposes even when the tenants leave the house as they have taken.

One piece of advice that I would give is to be careful before you select the house/flat just check the list available in list o that would help you to avoid all the troubles that may arise afterward.
